We tailor each design contract to its project. Depending on budget, project scale, timeline and client needs, we will structure our fees in one of three ways:
We tailor each design contract to its project. Depending on budget, project scale, timeline and client needs, we will structure our fees in one of three ways:
- Fixed Fee – This works for new buildings, when it is quite clear what the scope of work will be throughout the job.
- Percentage of Cost of Construction – The actual percentage will vary, depending on the type of project.
- Hourly basis – This structure is probably the fairest for smaller jobs and or remodel projects, since the client ends up paying only for the time that is spent on the project, instead of paying for built-in contingencies that are naturally part of a fixed fee or percentage type of compensation.

The services explained below will vary from project to project, especially when comparing remodel and new home projects.
Phase I - Preliminary Design: (Items 1-4 above)
- Meeting owner to review priorities, goals and budget
- Review city zoning and code requirements
- Review site conditions to determine proper analysis
- Provide feasibility studies and site development consultant selections (i.e. surveyors and/or engineers)
- Bubble Diagram to help prioritize which types of spaces are needed and which make sense given the parameters of the particular job.
Phase II - Schematic Design: (Item 5 above)
- Conceptual design is perhaps the most important phase of the process. We pride ourselves in quickly focusing on a solution that works functionally, with a design sensibility that fits within the context of the project and within zoning and other city requirements.
- Here we help the owner pre-qualify contractors who are appropriate for the job or use one you've already selected
- We produce bidding documents for general contractors to put together their bids. We also help decipher these bids, compare and contrast them and determine which builder is right for the job, if needed.
Phase III - Design Development (Item 6 above)
- Based on approval from the planning department, we develop the design and continue to include more detail through additional drawings and determining selections
- At this point we will bring on relevant consultants as needed in order to make sure all potential building issues are covered. These consultants may include a, Interior Designer, Landscape Architect, Structural Engineer, Lighting Design, Home Audimation and more if needed.
Phase IV - Construction Documents / Production Design (Item 7 above)
- Prepare Building Permit Set of Drawings for City Submission. These documents consist of drawings and specifications that are appropriate for Building Department submission, allow a general contractor to formulate a firm bid for construction and provide all of the information from which the contractor will build from.
- We provide construction services to keep generally familiar with the course of construction. This includes weekly or bi-weekly site visits, phone consultation as needed, coordination of consultants and city services.
- Our role is to help make sure the client’s interests are protected and to asssit in keeping things moving in a timely manner.
Additional Billable Services (not typically included in JALIN Design, LLC Contracts)
- Survey & topographical (Ordered by JALIN Design, Paid directly by Builder or Owner)
- Structural engineering performed by a licensed professional engineer (Paid by Builder)
- Print sets and large format reproductions
- Couriers, shipping fees, mileage and miscellaneous expenses
- Scaled models and rendering
- Variance or other professional/legal representation
- Extraordinary circumstances that may require designer/owner meetings
- Additional design work due to scope changes or the need of interior design help, these services will be agreed upon before commencement of additional work
